What is a modular?
Modulars are strategically engineered homes. They are built in multi-sections inside an enclosed climate-controlled environment and put together on site.
How are modulars built?
Modulars begin with design ideas computed by the most advanced programs available in the industry. Customized plans are available, which include the floor-plan as well as the material specifications used. Once the drawn plans are approved the construction can begin. The same local and state building codes are enforced in modulars as site-built homes. Today's modulars are more energy efficient and quality-built than ever.
How long does the building process take?
On average a two to four section home will be built in the factory within a couple of weeks. Once the home is constructed, it is ready to be transported to the building site. Finally, the completion of the home becomes the builder's responsibility. Typically the final completion with good weather conditions will take on average 30-45 days.
What is the difference between a "Modular Home" and a "Manufactured Home"? Manufactured homes are often referred to as mobile homes. They are built to different building codes called HUD Code, which must be built on a non-removable chassis. Modulars, however, are built to the same codes required for site-built homes.
What does a Modular look like? Modular homes look like any other home. Today's technology allows us to customize from a simple to a highly complex plan. Modulars are not only homes; they are townhouses, duplexes, commercial and retail offices such as banks, schools, hotels, and office buildings.
Is a Modular home better than a site built home?
The answer is obviously based on opinion. However, here are some facts about modular construction. A modular home provides assurance that the home has not been affected by weather conditions because it is built in a controlled-climate environment. Numerous quality control stations are set up to inspect each step of construction. Top quality materials are used with no substitutions. All construction is built to or above state and local building codes. Be aware that a smaller modular is not always a better bargain than a larger one as in site-built homes. As the home size is increased the modular gains in cost efficiency.
Will there be a problem to finance a modular?
There is no separation between modulars and site built homes as far as finance companies are concerned. They are equally appraised and financed. Resale value increases more for modulars that site built homes. This is due to the fact than over the years a site-built home will begin to show any defects in workmanship.
What does a modular cost?
If you look at the big picture a modular offers more savings. The price is generally cheaper due to manufacturers buying their material in bulk. This allows them to pass the savings on to the buyer. However don't expect an unrealistic discount however. When you choose a modular you are choosing quality and swift completion. Savings in heating and cooling expense also add to the benefit of a modular due to energy efficient construction.
